How to read this kit directory

Does a kit price include labour and certificates?

No. Kits are materials plus a manual. Owner-builder insurance, a private certifier, wet trades and energy certificates sit on you. Budget labour before you treat a "$45k kit" as a finished granny flat.

Can a kit skip council because it is "relocatable"?

Not on a private backyard in most metro areas. Confirm Class 1a vs caravan-class with your council. Energy rules still sit in the NCC via the ABCB.

How should I shortlist?

Match frame type (steel vs timber), depot location (delivery cost) and whether the kit is lock-up or full. The Granny Flat Guide Team does not sell kits; cards here are a starting shortlist, not an endorsement of DIY skill.

What You Need to Know Before You Buy a Kit

Four things that decide whether a kit saves you money or costs you sleep.

What’s in the kit (inclusions)

Most kits are sold at “lock-up stage”: steel or timber frames, roof trusses, external cladding, roofing iron, gutters and windows. They usually exclude the slab, plasterboard, insulation, kitchen, bathroom fixtures, electrical and plumbing.

Hidden costs beyond the price tag

Budget for council and certifier fees, site prep, utility connections, licensed trades, scaffolding and the internal fit-out.

Owner-builder vs hiring a builder

A true owner-builder gets maximum savings for the most effort. A kit-and-builder combo (buy the kit, then hire one licensed builder to assemble it) is a solid middle ground.

Steel vs timber frames

Steel is termite-proof, fire-resistant and precision-engineered, but harder to modify and needs thermal breaking. Timber is easier to change on site and carpenters prefer it, but it is susceptible to termites, rot and warping. For owner-builders, pre-punched steel frames are lighter and make assembly faster and more accurate.
