Does a kit price include labour and certificates?

Check the selected package. Ask who arranges assembly, foundations, licensed trades, approvals and the required compliance documents. Obtain separate quotes for excluded work before comparing a kit with a completed dwelling.

Can a kit skip council because it is "relocatable"?

Not on a private backyard in most metro areas. Confirm Class 1a vs caravan-class with your council. Energy rules still sit in the NCC via the ABCB.

How should I shortlist?

Budget for council and certifier fees, site prep, utility connections, licensed trades, scaffolding and the internal fit-out.

Owner-builder vs hiring a builder

An owner-builder coordinates the work and carries the risk of omissions and delays. If you plan to hire a builder, have them review the kit documents and quote assembly before you order.

Steel vs timber frames

Compare the complete wall system, not just the frame material. Ask how the design handles insulation, moisture, corrosion or termite management, and what happens if an opening needs to change on site.
