How to read this prefab directory

Does the factory price include site works?

Usually not. Crane hire, piers, sewer, power metering and energy certificates sit outside the module invoice. Ask for a written split between factory and on-site costs before you compare two suppliers.

Do small granny flats skip NCC energy rules?

Ask the certifier which adopted NCC edition, state variations and energy compliance pathway apply to your project. The Australian Building Codes Board and NatHERS explain the relevant frameworks; a small footprint does not establish an exemption.

How should I shortlist from these cards?

Modular vs Kit vs Prefab

“Prefab” is an umbrella term. The build method changes your delivery, site works and resale options.

Volumetric Modular

Built as three-dimensional modules in a factory, then transported to site. The completion stage, lifting method and foundation design depend on the project.

Panelised Prefab

Walls and roof are built as flat panels (SIPs or timber frames), trucked to site and assembled like a jigsaw.

Relocatable

Designed for transport, often on a chassis. Ask whether the home can be moved again and what engineering, approvals and transport costs that would involve.

What does “turnkey” really mean?

Ask whether delivery, crane hire and site access work are included. Powerlines, trees and narrow driveways can affect installation. Get a site-specific access quote before signing.

Visit the factory or display home

Never buy off a floor plan alone. Inspect the frame quality and how modules are stored before delivery.

Chassis engineering and resale value

For relocatable homes, ask whether the chassis is rated for a single lift or multiple lifts. It affects future resale.
