NCC 2025 Delay Granny Flat Energy Path Stays Put Until May 2027

Updated 31 August 2026. The NCC 2025 delay granny flat owners should actually care about is Queensland-specific: Building and Plumbing Newsflash 637 (19 March 2026) records that National Construction Code 2025 commencement in Queensland is delayed until 1 May 2027. New granny flats lodged before that date stay on the current NCC energy pathway, not a new 2025 rulebook.

Why the delay matters on a 60 m² unit

Energy certificates are already a choke point on compact secondary dwellings. Designers run NatHERS (or the equivalent state overlay such as NSW BASIX) against the current NCC, not a future volume. A delay to May 2027 means you should not stall a 2026 build waiting for “the new code” to make glazing cheaper. The 7-star thermal score and whole-of-home budget still apply to a new Class 1a granny flat on the pathway we already document.

Newsflash 638 (1 May 2026) on the same index covers Queensland variations to NCC 2025 for when that code does start. That is future work for certifiers. It is not a reason to skip today’s insulation and window spec.

If a kit brochure promises “ready for NCC 2025”, ask which volume the NatHERS file was modelled on. A file dated against 2022/current settings is what most 2026 Queensland and interstate certifiers still want.

Electricity metres, solar and the budget you can still control

Delaying the next NCC does not freeze electricity billing. If you want the backyard unit on its own bill, that is a separate-metre and retailer problem, not a 2025 code clause. NSW still wants BASIX on top. Victoria still wants the surveyor’s NatHERS pack. Don’t assume a Queensland delay rewrites those. Follow news for state instruments; use the energy pillar for the certificate you actually lodge.

If you are mid-quote, lock the energy assessor and the metre conversation in the same week as the siting check. A delayed national code is not a pause button on either. A Toowoomba kit and a Gold Coast custom job still need a local assessor. You can’t photocopy a NatHERS file from a display home in another climate zone and call it done.

What not to pause while you wait for 2027

Glazing spec, insulation continuity and the whole-of-home appliance assumptions are 2026 problems. Builders who say “we’ll sort energy when NCC 2025 lands” are asking you to lodge a dwelling against today’s code with a hole in the certificate pack. Certifiers will not wait. Neither will the bank if you need a construction draw at lock-up.

If you already have a 7-star file, keep it. Don’t throw it away because a headline said 2025 was coming. When 2027 actually starts, your surveyor will tell you whether a lodged job is grandparented. That is a date-of-application question, not a Facebook guess.
