NCC 2025 Delay Granny Flat Energy Path Stays Put Until May 2027

Why the delay matters on a 60 m² unit

A delay to May 2027 means you should not stall a 2026 build waiting for “the new code” to make glazing cheaper. If you are mid-quote, lock the energy assessor and the metre conversation in the same week as the siting check. A delayed national code is not a pause button on either. A Toowoomba kit and a Gold Coast custom job still need a local assessor. You can’t photocopy a NatHERS file from a display home in another climate zone and call it done.

What not to pause while you wait for 2027

Glazing spec, insulation continuity and the whole-of-home appliance assumptions are 2026 problems. Builders who say “we’ll sort energy when NCC 2025 lands” are asking you to lodge a dwelling against today’s code with a hole in the certificate pack. Certifiers will not wait. Neither will the bank if you need a construction draw at lock-up.

If you already have a 7-star file, keep it. Don’t throw it away because a headline said 2025 was coming. When 2027 actually starts, your surveyor will tell you whether a lodged job is grandparented. That is a date-of-application question, not a Facebook guess.
